5 Things you Need to do when Selling your Home

Moving home is one of the most stressful things you can do in your life. At the moment I am pretty much at the mercy of all the homebuyers out there. Whilst I am waiting for someone to fall in love with my home as much as I did, I thought I would share some tips about what you really NEED to do when selling your home!

1. Conveyencing

One of the 1st things you should do is to obtain a conveyancing quote . A conveyancing solicitor will help to manage the legal side of things for you. Buying and then selling a property can be very complicated as there are so many steps along the way. Finding a solictor that you feel comfortable with is key so don’t be afraid to shop around to obtain various quotes.

2. Work out a Budget

Once you have obtained a valuation for your home then it is a good idea to sit down and work out a budget of what you can realistically afford to purchase your next home. Unfortunately due to the decline in the property market I will not make enough from my sale to be able to put down a large deposit on my next home. Therfore we have been doing some serious saving to be able to make up the difference.

3. Complete all those little jobs you have been putting off

I know I am guilty of putting things off and say I will do them later but later never comes! Make a list of everything that needs done and work through it one job at a time and before you know it everything will be ticked off! My list included tidying up the garden, repainting my bedroom and bathroom and having a little clear out which leads me on nicely to my next tip!

4. Be ruthless and have a big clear out

I spent a full weekend clearing out all of the cupboards in my house including the wardrobes. If I hadnt used it or worn it in a few months then it went out! It was actually quite refreshing to clear everything away. I was amazed at how much junk I had accumulated!

5. Tidy Tidy Tidy

Do one big mammoth clean and tidy and then keep your house that way! Easier said than done right? You never know when you are going to get a call about a viewing so the last thing you want is to be rushing home from work and having to gut the house from top to bottom. I always treat each viewer as the one who will ultimately buy so first impressions really do count!

    clearing the clutter is essential, I’ve been to so many viewings with underwear drying on the radiators and kids toys everywhere. It makes it difficult to see yourself living amongst others belongings.

    I definitely think a clear out is always good if you’re looking to move. I have no plans to move from my flat now but I know one day I’ll want a house (esp so I can have cats) but the idea does make me worry a little x

    Fantastic tips! I am not planning on moving, however these tips are also very relevant to general life. There are a few jobs I need to get on top of, and certainly a declutter would be a great idea too! x

    Homebuyers and First Time Buyers need loads of support when moving or buying their first property. Your post is really helpful. Anything to reduce the stress for them is welcome
